Walsingham Lodge
Almshouses provide affordable sheltered housing. They are owned by a charity and offer supported accommodation for people who meet their eligibility criteria. Residents are not tenants; instead they pay a weekly maintenance contribution. Almshouses have existed for over 1,000 years.
Our Vision: Walsingham Lodge has a simple aim: to provide a friendly, safe, secure and supportive community where older people can live independently, able to enjoy their homes, the shared areas and the wider amenities of Barnes with the peace of mind that living in a caring community and neighbourhood brings.

Set in three and a half acres of beautiful gardens between the Ferry and Berkeley Roads, the heart of Barnes, the development of 33 homes consists of 18 self-contained flats (10 two bedroom and 8 one bedroom) and 15 bungalows.
All of the homes have central heating throughout, wheelchair accessibility (designed to Extra-Care standards) and upper floors are served by a lift. An emergency alarm monitoring service is provided in all properties for urgent assistance and peace of mind.
As well as the landscaped gardens, there are other communal facilities such as a recently refurbished residents’ lounge, dining area and kitchen, a laundry, hairdressing suite and a guest room.
The almshouses are owned by the Walsingham Lodge Trust (a charity linked to The Barnes Fund) and the accommodation is managed by Retirement Lease Housing Association (RLHA), which is a subsidiary of the ELM Group (Ethical Leasehold Management Limited).
A Housing Services Officer is on duty for 25 hours a week, to oversee the administration, safety and security at the community, supporting residents’ continued independence in their own home.
